Automatic discounts on rent, all stackable.

Example BASIC three-year with early-bird and friend: rent from CHF 599 to CHF 473/month — CHF 623/month all-in with flat utility fees. Total savings ~CHF 4,500 over 3 years.
Availability hold fee
To reserve the room you pay a hold fee of CHF 2,500 at the time of booking.
The CHF 2,500 is deducted from the second semester instalment (in February) or from the single instalment if you prepay annual, two-year or three-year.
No waiting list: first to hold, first to sign.
No blocked deposit account.
Just CHF 1,000 furniture deposit + 50 per key.
In Switzerland the standard deposit is 1–3 months' rent locked in a Mietkautionskonto for years — for a room in Lugano that's CHF 1,500–3,000 of cash frozen for years. Not here. Just CHF 1,000 furniture deposit (returned at the end if there's no damage) + CHF 50 per key handed over.
